Start with one job.

Open ChatGPT and start a conversation. Your prompt is the instruction you give it. For this first exercise, choose a short listing description. You supply the property facts and decide what is ready to use.

Make a short source sheet with features you have verified and have permission to use. Leave out client contact details, private transaction documents and anything you have not checked. If a fact is missing, keep it missing.

Give it a clear first instruction.

Tell ChatGPT who the content is for, what to produce and which facts it can use. Replace the bracketed text before sending this prompt.

Try this prompt

Write an 80-word property description using only these verified features: [paste approved features]. Use clear, natural language. Describe the property without making assumptions about who should live there. Do not add dimensions, renovation history, schools, neighborhood claims or prices. After the draft, list each factual claim beside the supplied fact that supports it. Ask about missing information instead of guessing.

Review, then change one thing.

Read the claim list against your source sheet. Remove anything unsupported, including plausible details that were never supplied. Check that the wording follows your brokerage's advertising requirements.

Then ask for a specific improvement: shorten the opening, remove repeated adjectives or make the description easier to read aloud. Keep the facts fixed. A polished draft still needs your judgment.

Try this prompt

Shorten the opening sentence and remove repeated ideas. Keep the approved facts unchanged. Show me what you changed and flag any fact that still needs verification.

Keep a version you can reuse.

Save the prompt alongside the reviewed result. When you repeat this kind of work, a ChatGPT project can hold related chats, instructions and reference files. Review the project's sharing and data settings before adding material.

Your next practice: use a different approved property fact sheet. Compare the two drafts and decide which instructions helped you get a clearer result.

  • Every claim matches a supplied fact.
  • The draft describes the property, not an imagined buyer.
  • Private details are removed.
  • The reviewed prompt and final draft are saved together.
