Start with a task and a source sheet.
Choose one job: a listing paragraph, a reply to a general question, or a video outline. Give the assistant approved facts, the reader’s question, the format and the limits. Do not paste a CRM export or a private transaction file.
Cloud chat tools do not know whether a property fact is true. Ask them to keep supplied facts separate from assumptions and questions. A role such as act as a Realtor does not replace evidence.
Use this five-field brief.
Task, audience, approved input, output format and review rules make a prompt reusable across tools. If a field is missing, ask for a clarifying question before a final draft.
Task: draft 100 words for a public listing. Audience: someone comparing property features. Approved input: covered patio, separate laundry room, open living area. Output: draft, then a table matching each claim to an input fact. Rules: use only supplied facts; describe the home rather than an ideal resident; omit price, dimensions, schools and location claims; list missing information separately.
Compare a weak result with a reviewed result.
Weak result: Perfect for growing families in a safe neighborhood, this newly renovated home is minutes from top schools. None of those claims appeared in the input. Remove them rather than polishing the sentence.
Reviewed starting point: An open living area connects everyday indoor space with a covered patio. A separate laundry room keeps that task in its own area. Review the property details and bring questions about the layout. Confirm the connection to the patio before retaining it; even a plausible inference can add a fact.
Revise one thing and keep a checkable trail.
Ask for a shorter opening, a clearer transition or an evidence table. Keep the approved facts fixed while revising tone. A request to make it more persuasive should not introduce urgency or results.
Read the draft aloud, check every claim, then apply the brokerage’s approved review process. Keep the original brief and reviewed version together.
- Can each material statement be traced to an approved input?
- Did the revision add a claim, implied inspection finding or invented conversation?
- Does it answer the reader’s question in your own voice?
- Are rights, privacy, disclosures and the destination reviewed?
